The development of the Mall of Oman is part of the Tilal Al Khuwair project that is intended to be a landmark project for the city of Muscat.

The Mall of Oman, the first of its kind in this region, comprises 50,000 sq. meters of retail space that includes fashion stores, food court, cafes, restaurants, and a family entertainment zone.

Rising above the Mall will be seven blocks comprising 40,000 sq. meters of residential area including serviced apartments, 40,000 sq. meters of office space, and a landscape podium. This innovative mixed use project, currently nearing completion of the schematic design phase, aims to be respectful of Omani heritage architecture.

The retail design director for the project is Mr. Hans Varney.
