Job Summary:
The Portfolio Manager is responsible for Operations and maintenance of a portfolio of properties mainly Malls, Retail & commercial Towers, Freehold, Residential and warehouses within Dubai, United Arab Emirates. Portfolio Manager will manage the operating expenses, including budgeting, reforecasting and reporting, bid and contract for all services and capital expenditures, Work cooperatively with the Operations Manager, Security Manager, oversee traffic management system, waste removal team, landscaping and cleaning team. Providing detailed annual operating budget , preparing daily traffic & parking reports, recommendation for purchasing required equipment in the property, staff schedules including third party service providers , review and negotiate annual service contracts , collecting annual maintenance agreement , quarterly fire inspections, collection of rents /old debts, co-ordinate with the Lease Administration, Leasing, Sales, Legal, Accounting, Human Resource departments, Information Technology, Construction departments, and establish and maintain positive relations with tenants, contractors and municipalities.

 Serve as a member of Emergency Response team in coordinating traffic diversions and assembly areas in the event of a emergency situation and coordinate with Dubai Municipality, Dubai Police and Traffic department to accommodate any special requirements in related to events in the centre

Significant contributions;
Achieving maximum revenue on behalf of the Landlord by ensuring, in conjunction with Better Homes Leasing Agents, that all apartments carry as high an occupancy rate as possible. Liaising with the Marketing Division in this respect for advertising activities or opportunities.
Securing new clients within the defined market/ geographic area by establishing relationships with Landlords
Maintaining long-term relationships with established customers to gauge customer satisfaction and improve services
Preparing and negotiating management contracts to ensure a close
Overseeing the performance of all Property Administrators, Assistant Portfolio Mangers , Mall Managers
Preparing and chairing meetings to address departmental developments
Prepare annual operating expense and capital expense budgets, monthly/ quarterly budget variance and budget reforecast reports, narratives, and other reports as may be required
Respond to tenant comments and concerns , ensure tenant compliance with the lease, monitor anchor tenant performance and communicate construction/ redevelopment activity
Develop good business relations with local municipalities, respond promptly and professionally, project a positive company image. Identify income opportunities and initiate new programs
 Understand where the larger delinquencies are and assist with collection efforts- more than 1million ( old debts was collected from various clients pending from 2005 -2009)
Understand the market, monitor competition, implement or recommend strategies to remain competitive.
 Oversee the Operations of The Village Mall, Jumeirah, Dubai, Al Ain Mall- Al Ain and all major Retail & commercial Towers, Freehold, Residential and warehouses with Better Homes Properties.
 Preparing and negotiating service provider’s contracts, third party contracts to ensure a close.
 Providing detail annual budget, with back-up notes for all expense related items to the property to be included in the annual operating budget.


2003- 2007: Manager- Retail Store Operations, Landmark Group, Dubai (UAE)
Landmark has a retail presence of over 5 million sq. ft. and a footprint that spans across the GCC and India. The Group currently operates over 556 stores concepts and business interests and attracts an ever-widening customer base, representing varied nationalities, cultures and economic profiles.

Significant contributions;
Integral role in managing day-to-day operations, driving sales and maximising profit margins and also responsible for all the aspects of store operational procedures including customer service, staff planning, shrinkage, stock management, sales, administration and showroom standards.
Working in tandem with the Territory Head, Finance Manager and Retail Operations Manager and effectively participating in the formulation of fiscal revenue, expense and profit goals for the store.
 Have successfully looked into Retail Sales & Store Operations of Baby shop at Centre Point, Mall of the Emirates & Reef Mall Dubai and other leading malls in Dubai.
 Achieved the turnover of AED 60 Million within a year (2005) and this is the largest turnover in India, Department store category of large formats ranging 100,000 Sq.ft, with 50,000 foot falls in a day at Inorbit Mall, India and generated 30 million (2006) at Center Point, Babyshop concept at Mall of the Emirates, 25 million at Reef mall –Babyshop (2007).
 Reduced the electrical consumption of the retail floor by 10% in all the stores – India and Dubai.
 Conceptualized and implemented the concept of increasing Gift Vouchers sales by interacting with corporate clients like Infosys, HLL, E-serve for generating business AED 1 million for the financial year 2005-2006
