Role: Retail Leasing Manager

Duties/Responsibilities:

• Developing and implementing retail leasing / marketing plans to capture the largest market share and gain sustainable advantage in order to ensure commercial viability of the retail leasing business and effectively contribute in meeting the company’s over all objectives.
• Evaluating historical performance, feed back received from Development Department and market information on future market trends, to arrive at a rational budget projection both in terms of units and revenue so as to contribute effectively in meeting companies overall objective set for the year.
• Preparing and implementing leasing and marketing plans and strategies so as to exploit the current market demand and generate future demand for the retail leasing business in order to achieve or exceed projected units and revenue target.
• Reviewing the actual performance against budget on regular basis to ensure that projected units and revenue target are being achieved, in case of a short fall examines the reasons and take corrective measures to bring it back on target.
• Preparing a target list of the prospective customers, both local and international suitable for the type of properties available for leasing in the company profile, assess their due diligence, invites them to a presentation of videos, drawing, models etc in order to generate interest in the property and work towards sales closure to meet revenue targets.
• Organizing market survey of current demand, customer’s choice, types, size, and location of the properties and ensures necessary change recommendations are submitted to the Development Department to meet customer’s choice. Also obtains information on competitors pricing policy, property specifications so as to revamp the company pricing policy and strategies to effectively position the property against the competition and enhance market share.
• Preparing progress report on the current status of the business; comment on assessment of future market trends and prospects and propose measures and strategies to achieve or exceed the projected target.
• To ensure that all documentation such as lease agreements are prepared in accordance with the terms and conditions prescribed by the Group Legal Department and signed by the authorized person as per the DOA in order to avoid any litigation in future and to serve as a point of reference.
• To ensure that the lease agreements are renewed in time and changes in terms and condition or rentals are correctly recorded and the rental is collected in time and in full so as to avoid any loss of money or dispute with the tenant.

Role: Retail Leasing Executive

Duties/Responsibilities:

• Carrying out the day-to-day functions of leasing commercial properties of the group.
• Presenting the project to walk-in clients and explaining the phases of the project.
• Prospect the local and international market to initiate Leasing negotiations and transactions.
• in-charge of initiating and finalizing Leasing transactions of empty units, units under re-tenanting situation, units for which the agreement might reach the termination date without renewal and units under renewal procedures by following established standard operating procedures under the Commercial Director’s supervision
• Use all the available contacts, relation, partnership and tools to keep an updated potential stock of concepts, market intelligence and changes, and in order to make them potentially available for the current and future requirements of all projects.
• Meeting with the clients/potential tenants to explain the mall details and discuss the suitable locations as per their concepts and requirements.
• Provide assistance to keep a constant update of the reliable standard image of all the tenants, investors and purchasers that might be represented in projects managed by the Company
• Work on the Leasing process regarding shops in the Commercial Centers for the projects of the group to the Local retailers and international brands.

Duties/Responsibilities:

• Working according to a comprehensive long term leasing plan to cover all activities of Al Othaim Projects. To enhance the leasing functions.
• Ensure that internationally accepted standards are maintained in the leasing process.
• Assist in developing successful merchandise Mix and Tenant Mix.
• Survey the shopping malls, and brand positioning to determine the proper merchandizing mix.
• Able to interpret malls layouts and schemes.
